| My older brother, Mike, is a real estate agent up in Omaha. He had his own house built eight years ago and has been very supportive of my Career as a Home Energy Rater. I rated his home over the Holidays and he was most excited about my infra-red camera. It captures for your eyes images of cold or hot indicating discomfort and energy loss. I perform a whole range of tests on a home because I have been trained to look at the building science of the whole building. The infra-red package costs $250, takes an hour in the house but only when the temperature outside is very cold or hot. The blower door test to see how leaky a house is takes hours (not more than 10mph wind outside) and costs $100. The duct blower test to check duct leakage costs $100 and takes another hour. The Rating "Works" take 2 days in home, 3 days out and costs $550. Reports include energy analysis of consumption and action improvement options on compact disk. Your house is graded comparatively with other houses of average energy efficiency. Items considered are orientation, window-to-wall ratio, insulation materials and quality, HVAC sizing, water heating and compared to your last 12 months of gas and electric bills.
